A full inspection of the house, roof to footing, photographed as we go. The report is in your inbox the next morning and we walk you through it on the phone.

Every system in the house, in one visit.

Structure, roof, electrical, plumbing, heating and drainage. Radon, septic, sewer and well testing go on the same appointment rather than a second trip.

One inspector. No subcontractors.

The person who walks the house is the person who writes the report, and the person who picks up when you call six months later with a question about it.

What we look at

A standard inspection is the whole house in one visit — not a checklist walked at speed, and not a sales call for repair work we would then quote on.

Structure and envelope

Foundation, framing, roof covering and flashing, siding, windows, grading and drainage. The expensive half of the house.

Systems

Electrical panel and circuits, plumbing supply and waste, heating, water heater and ventilation, each with a remaining-life estimate.

The places nobody looks

Attic, crawlspace, insulation, decks and stairs, the garage, and the safety items that hold up an insurance binder.

How it works

How an inspection goes

We arrive half an hour before you do and start outside — roof, drainage, siding, grounds — so that by the time you get there the exterior is done and we can spend your time indoors.

Three to four hours on a typical house. You are welcome for all of it, and most buyers come for the last hour. That hour is the walk-through: what we found, what it costs to put right, and which two items would change what we offered on this house.

The written report follows by nine the next morning, with photographs, locations and a summary page you can hand straight to a contractor or an agent.

What buyers say
“He spent forty minutes in a crawlspace I would not have put my head into, and came out with photographs of a sill beam that had been quietly rotting since the eighties. We renegotiated eleven thousand dollars off the price.”
— R. Whitcomb — Rhinebeck
“Aluminum branch wiring behind a panel that looked perfectly ordinary to me. He explained what it meant for insurance before we were even out of the basement, and the report said the same thing in writing.”
— M. Okonjo — New Paltz
“The septic was the reason we booked, and the roof was the reason we walked away. Both were in the report by nine the next morning, with the photographs to show our agent.”
— T. Delacroix — Saugerties
