What an inspection costs.
Flat fees by size, quoted before you book. Nothing is added afterwards, and nothing here is a deposit against repair work — we do not do repair work.
| Home size | Fee | Typical duration |
|---|---|---|
| Condo or townhouse | $395 | 2 hours |
| Under 1,500 sq ft | $475 | 2–3 hours |
| 1,500 – 2,500 sq ft | $550 | 3–4 hours |
| 2,500 – 3,500 sq ft | $650 | 4 hours |
| Over 3,500 sq ft | From $725 | Quoted on the address |
| New construction, per phase | $350 | 1–2 hours |
Houses built before 1940, and anything with an addition that did not come with a permit, are quoted on the address rather than by size. Ask and we will tell you why before you book.

Photographs and locations
Every finding photographed and located, so a contractor can price it without a second visit.
